new home built in Ontario comes with a new home warranty provided
by Tarion. The one-year anniversary is critical for every new
homeowner. It is the responsibility of the new homeowner to
submit a list of deficiencies before one-year is up. This gives
you as the owner of a new home an opportunity to have the builder
repair items they are responsible for under the warranty. Any
claims related to defects covered by the one-year warranty will
not be accepted after this date
You will
want your one-year warranty inspection to be precise and thorough.

Pre-Delivery Inspection (PDI)
You are
having your new home built by your builder, throughout the construction
process you have chosen all of the elements carefully, cabinets,
paint colors, fixtures, and now the day has come to take possession
of your new home. As part of the new home warranty program the
builder is required to perform a Pre-delivery Inspection of
the house with you before you take possession and move in. This
is your opportunity to identify existing incomplete, missing,
damaged, or non-operational items before the builder hands over
possession to you. A Pre-Delivery inspection is not just a visual
inspection of the cosmetic elements of your home. You will also
want to inspect the major systems of the home to insure they
have been installed correctly and are operating properly before
your family moves in. Is the drainage around your home adequate,
is the furnace exhausted properly, have the windows been installed
and caulked correctly, all elements that a qualified home inspector
can help you identify.
Using the
services of a professional home inspector to assist you or represent
you at your Pre-Delivery Inspection is becoming more popular
with new homebuyers. The Ontario New Home Warranty Program (Tarion)
requires builders to allow access for a home inspector to the
home during a PDI as long as written notice is given to the
builder ahead of time.

2 year New Home Warranty Inspection
The 2-year
inspection is similar to the 1-year inspection. This is the
last chance to identify any problems with the major systems
in your home including electrical, plumbing and heating systems,
exterior cladding, and water penetration into basement.
