Buying a new home? A home inspection is a valuable service for new home purchasers. A home inspector can assist you in your pre-purchase inspection and 30 day inspection.

Your new home comes with a warranty and requires you to submit your deficiency list within one year. We perform your new home inspection looking specifically for items covered under your Tarion Warranty.

One-year New Home Warranty Inspection

Today, every new home built in Ontario comes with a new home warranty provided by Tarion. The one-year anniversary is critical for every new homeowner. It is the responsibility of the new homeowner to submit a list of deficiencies before one-year is up. This gives you as the owner of a new home an opportunity to have the builder repair items they are responsible for under the warranty. Any claims related to defects covered by the one-year warranty will not be accepted after this date

You will want your one-year warranty inspection to be precise and thorough. After you have lived in your home for a year cosmetic items like nail pops on drywall are easy to identify. But some things can be difficult to spot like “backdrafting” of exhaust gases from your furnace into your home, or improperly installed attic insulation. A qualified professional Home Front inspector can help you identify defects and deficiencies and ensure you make a comprehensive list for your home. Visit our photo gallery.

A Home Front Inspector will perform our standard home inspection, talk to you about maintaining your home and answer your questions and concerns. Common problems like condensation on the inside of windows can be easily addressed. Every inspection includes the Home Reference Book, and free home maintenance and repair advice by email or phone for as long as you own your home. As well, we guarantee that you are completely satisfied with our home inspection or your fee is refunded.

Identifying as many items as possible will help protect your investment, help ensure the quality of the new home, help maintain your home’s re-sale value, and give you peace of mind.

2 year New Home Warranty Inspection

The 2-year inspection is similar to the 1-year inspection. This is the last chance to identify any problems with the major systems in your home including electrical, plumbing and heating systems, exterior cladding, and water penetration into basement.

Our home inspection is the same standard home inspection with particular attention to the above warranty items. With our experience we can help answer your questions about warranty coverage.

The only coverage after 2 years is for major structural defects. This coverage continues for 7 years from date of possession. See www.tarion.com for exact coverage details.

Pre-Delivery Inspection (PDI)

You are having your new home built by your builder, throughout the construction process you have chosen all of the elements carefully, cabinets, paint colors, fixtures, and now the day has come to take possession of your new home. As part of the new home warranty program the builder is required to perform a Pre-delivery Inspection of the house with you before you take possession and move in. This is your opportunity to identify existing incomplete, missing, damaged, or non-operational items before the builder hands over possession to you. A Pre-Delivery inspection is not just a visual inspection of the cosmetic elements of your home. You will also want to inspect the major systems of the home to insure they have been installed correctly and are operating properly before your family moves in. Is the drainage around your home adequate, is the furnace exhausted properly, have the windows been installed and caulked correctly, all elements that a qualified home inspector can help you identify.

Using the services of a professional home inspector to assist you or represent you at your Pre-Delivery Inspection is becoming more popular with new homebuyers. The Ontario New Home Warranty Program (Tarion) requires builders to allow access for a home inspector to the home during a PDI as long as written notice is given to the builder ahead of time.
